We are authorised to act on behalf of Finsure in providing you with credit assistance — suggesting credit products, assisting you to apply for them, and dealing with lenders on your behalf.
Since 1 January 2021, we are legally required to act in your best interests when providing credit assistance. Where our interests — or the lender's — conflict with yours, we must prioritise yours.
In practice: we recommend the product that suits your circumstances, not the one that pays us most.
Before suggesting a credit product, we must:
We must not suggest or assist you into a credit contract that is unsuitable. You may request a written copy of our preliminary assessment free of charge, at any time up to 7 years after we provide credit assistance.
Any finance approval is subject to lender assessment, eligibility criteria, credit approval, terms and conditions, fees and charges.
If your loan settles, the lender pays commission to Finsure, which is shared with us. This usually includes an upfront commission and may include an ongoing trail commission for the life of the loan. Rates vary by lender.
You can request details of the commission payable on your specific loan at any time. It will also be disclosed in your Credit Proposal Disclosure Document before you proceed.
For most residential and consumer loans, you pay us nothing. Some commercial, specialist, and complex credit-impaired transactions attract a broker fee. Where a fee applies, we disclose the exact amount in writing before you commit. You will never receive an unexpected invoice from us.
We access our lender panel through Finsure, who charge us fees for that access. These are our costs, not yours.
Where a third party refers you to us and a referral fee is payable, it will be disclosed in your Credit Proposal Disclosure Document. You can ask us for a reasonable estimate and how we calculated it.
Through Finsure we access a panel of Australian banks, non-bank lenders, and specialist credit providers. We are not owned by, and do not act for, any single lender.
A full list of the lenders on our panel is available on request — just ask.
Contact Fabs by email at fabs@silkroadfinance.au. We'll acknowledge your complaint within 1 business day and aim to resolve it quickly. If you'd prefer to speak with someone by phone, you can contact our licensee Finsure directly on 1300 346 787 (Option 3).
If we can't resolve it, contact Finsure's Complaints Manager:
If you're still not satisfied, you can take your complaint to the Australian Financial Complaints Authority (AFCA) — an independent scheme, free to consumers. Finsure is a member.
You can also contact ASIC on 1300 300 630, though ASIC does not resolve individual disputes.
We collect personal and credit information to provide broking services. Information you provide is held by us and by Finsure. See our for full details. Finsure's privacy policy is available at finsure.com.au.
If you don't provide the information we ask for, we may be unable to assist in arranging finance.
